About Marpole

Marpole is a neighbourhood in South Vancouver with quiet streets and a family friendly atmosphere. The neighbourhood is well connected to Richmond and the Vancouver Airport, with major routes making commutes to the downtown core a breeze! Its commercial hub at Granville and West 70th Ave was recently revitalized with a brand new mixed-use development featuring a new Safeway Grocery store and commercial space with a luxury high-rise on top. Another new mixed-use development is slated for this neighbourhood at Cambie Street titled the Marine Gateway, which will feature a brand new movie theatre, shopping, and grocery stores.

Education

There are three elementary schools in Marpole: J.W. Sexsmith (433/944), Sir Wilfred Laurier (337/944) , and David Lloyd George (222/944). The public secondary school option in the catchment is one of the higher ranked public schools, Sir Winston Churchill Secondary School (69/289). Private Schools in the area include: St. Anthony of Padua School (67/944), Vancouver Hebrew Academy, and Vancouver Montessori School. St. Andrew’s School (69/289), King David High School (30/289), and Vancouver College (13/289) are just a short drive away.

Known as one of the more affordable areas in the city, Marpole’s housing is diverse. Single-family detached homes, duplexes, apartments, condominiums, both high-rise and low-rise, are all available. The percentage of dwellings with more than three bedrooms is higher than the rest of the city, however, the percentage of rented dwellings sits at 57% which is 5% higher than average. In the City of Vancouver’s “Marpole Community Plan” the city discusses making an effort to ensure that rental units remain available to suit demand, so this neighbourhood is great option for anyone looking to invest in a rental property.

Location and Transportation

Marpole is located at Vancouver’s most southeastern point. The Fraser River is its southern boundary with Ontario Street to the east and Granville Street to the west. The northern boundary is Park Drive that runs east on a diagonal between 59th Street to 63rd Street.

Near its Eastern border is a Canada Line station at Marine Way, which easily connects residents to Richmond, Downtown Vancouver and the Airport. Granville Street and Oak Street are both major arterial routes that run north and south and connect residents to downtown Vancouver by bus and to routes that run East and West.

Parks and Green spaces

Marpole is home to eleven parks and two riverside walkways. The city has acknowledged that many of these parks need to be upgraded and stated plans to revitalize Marpole’s green spaces in their 2014 community plan. The plan includes adding benches, sidewalks, off-leash dog areas, art, historic information, community gardens, planting more trees, picnic tables, and focusing on upgrading playgrounds.

Local Commerce and Industry

Marpole is home to many new and redeveloped mixed use areas, as well as a thriving industrial area, which provides jobs to local residents. The city has stated the importance of maintaining these commercial areas, so residents hoping to work and live in the same neighbourhood will be happy to find a home here.

Marine Gateway

Marine Gateway is a new, mixed-use development at the Marine Drive Canada Line skytrain station. The area features high-rise condominiums, shopping, grocery stores, banks, a cinema, and other conveniences.
