About Victoria
Victoria is a predominantly residential neighbourhood located on Vancouver’s East Side. It’s a small neighbourhood with quiet streets and is only a few blocks from the north end Grandview, a popular Eastside neighbourhood that is home to the vibrant Commercial Drive neighbourhood, a bohemian and artistic area. Education
Elementary School options in Victoria include: George T. Cunningham Elementary (523/944), Tecumseh Elementary (497/944), Tyee Elementary (120/944) and Lord Selkirk Elementary (644/944). Gladstone Secondary School (176/289) is the public option for High School. Stratford Hall (69/289), a private IB high school and St. Joseph’s School (190/944) are two private school options in the area.
Housing
Affordability is a key word used when describing real estate in this neighbourhood. Recently, there’s been an increase in the development of new condominiums and townhomes in this area, with new buildings being constructed especially near the north end where streets intersect with Kingsway, a popular driving route. Many of the houses are on the older side, with a mix of Vancouver Specials and bungalows. Lot sizes are occasionally above average, making this neighbourhood an ideal location to consider building your dream home.
Location and Transportation
Victoria is a neighbourhood centrally located in East Vancouver. Its northern border is East 22nd Avenue, which places it just north of Grandview and the vibrant Commercial Drive neighbourhood. It stretches south to East 41st Ave and East to Nanaimo Street. Its western border is Argyle Street, which is just east of Knight Street. Nanaimo Skytrain Station is located at the northeast corner of the neighbourhood, connecting residents to the transportation hub at Commercial Drive Station and to downtown Vancouver. A number of public buses also run through the neighbourhood. For drivers, living near Kingsway means an easy commute to downtown Vancouver or Burnaby.

Trout Lake
Trout Lake is a large park at the north end of the neighbourhood with an off-leash area, walking paths, sports fields, a small beach, and play structures. A community centre with programming for all ages is also on the property. A popular farmers market also pops up here on weekends.
Shopping
A diverse selection of shops and markets dot Victoria drive, primarily between East 32nd Ave to East 55th Avenue, with particular concentrations near Kingsway.
Parks
Brewers Park, General Brock Park, Tecumseh Park, and Jones Park are just some of the numerous green spaces dotted throughout the neighbourhood.
